The Problem

Is Spray Foam Stopping You From Moving?

Spray foam insulation was widely promoted between 1990–2015. Now it’s one of the biggest hidden problems in the UK housing market — and it doesn’t take sides. Council houses, private homes, bungalows and terraces alike are all affected.

Mortgage Refused

Over 50 major UK lenders now automatically decline mortgages on properties with spray foam in the loft — regardless of when it was installed or what type it is.

Remortgage Rejected

Coming off a fixed rate and your lender won't renew? Spray foam is typically flagged during a valuation survey and stops the remortgage in its tracks.

Sale Fallen Through

Your buyer's surveyor found spray foam in the loft and the mortgage lender has withdrawn their offer. Without removal, you cannot complete the sale.

Survey Red Flag

A Level 2 or Level 3 survey has flagged spray foam and recommended specialist investigation. Buyers are being advised to walk away without written removal evidence.

Damp & Timber Rot

Closed-cell spray foam traps moisture against your roof timbers, causing hidden rot that can only be identified once the foam is removed — a serious structural risk.

Equity Release Blocked

Planning to release equity in retirement? Spray foam is now one of the top reasons equity release applications are declined by providers like Aviva and Legal & General.

Why Your Lender Said No

The Technical Reason Spray Foam Kills Mortgages

Lenders aren’t being difficult — they’re following RICS guidance. Here’s exactly why they refuse, and why removal resolves the issue completely.
Know Your Foam

The Different Types — and Why All Are a Problem

Regardless of which type was installed in your loft, all spray foam creates a lending risk. Our specialist teams are trained in safe removal of every type.
Closed-Cell

Rigid Closed-Cell Foam

The most common type used in loft conversions. Creates a hard, rigid layer that completely encases roof timbers. Most severe mortgage issue — highest risk of trapped moisture and timber concealment.
Open-Cell

Flexible Open-Cell Foam

Softer, sponge-like texture — often applied by government-backed schemes in the 2000s. Can absorb moisture and collapse over time, creating damp problems and mould risk.
Expanding

Expanding / Gap-Fill Foam

Used around edges, pipes and gaps. Often used alongside insulation boards but can itself constitute spray foam according to RICS and lender criteria.

Over 320 verified reviews across Google and Checkatrade. These are real people who had their mortgage blocked — until we helped.

★★★★★

“Our sale was a week away from falling through. Halifax had completely withdrawn their mortgage offer after the valuer found spray foam. Spray Foam Removers came out within 48 hours, removed everything and got us the RICS certificate. Completion happened on time. I cannot thank them enough.”

“We’d been refused by Nationwide when we tried to remortgage after our fixed rate ended. Three other companies wanted deposits upfront and couldn’t provide the RICS certificate. These guys did the whole job — removal, new insulation, certificate — for a fixed price and nothing upfront. Incredible service.”

“I’m 68 and was trying to release equity to help my daughter buy her first home. L&G refused because of spray foam. I thought I was stuck. From first phone call to receiving the RICS certificate took 10 working days. Equity release went through two weeks later. Genuinely life-changing for our family.”

“The lads were professional, tidy and fast. They explained exactly what they were doing throughout. The loft looks better than before they arrived — new insulation, clean timbers and the RICS report was with me within 5 working days. Well worth every penny for the peace of mind.”

“We were buying a house and our surveyor flagged spray foam on the inspection. The vendor thought the sale was dead. We recommended Spray Foam Removers — they sorted it in three days and our lender accepted the certificate. Both parties very happy — deal completed!”

“Excellent from start to finish. The survey was thorough and honest — they told me exactly what type of foam I had (rigid closed-cell) and why it was causing my mortgage issue. The removal crew were brilliant. Fixed price stuck. Certificate came quickly. Barclays happy. I’m happy.”

Common Questions

Everything You Need to Know

Why does spray foam stop me getting a mortgage?
Spray foam bonds directly to the roof rafters and timbers, making it impossible for a mortgage surveyor to inspect the condition of the structure — which is a requirement for almost all mortgage valuations. The RICS (Royal Institution of Chartered Surveyors) has issued guidance that spray foam significantly affects lender confidence in a property’s structural integrity. Until the foam is removed and an independent specialist confirms the timbers are sound, lenders will decline. This applies regardless of whether the foam was installed yesterday or 20 years ago.
A typical 3-bed semi-detached with standard closed-cell foam removal costs between £3,200 and £5,500 including removal, waste disposal, new mineral wool insulation, and the RICS Specific Defects Report. Open-cell foam is generally lower cost (£2,200–£3,800 for a similar property). We provide a free survey and a fixed written quote — the price you receive is the price you pay, with no hidden extras. No deposit is required.
Yes. We work with RICS-registered surveyors who provide a Specific Defects Report that is accepted by all major UK mortgage lenders, including Halifax, Nationwide, Barclays, Santander, NatWest, HSBC, and more. In the rare event that a lender does not accept our certificate (which has not happened to date), we will arrange and pay for a re-survey completely free of charge.
Most standard loft removals take between 1–3 days on site, depending on the size of the property and the type and amount of foam present. The RICS certificate is typically issued within 5–7 working days of removal. From initial free survey to certificate in hand usually takes 2–3 weeks. If you have an urgent completion deadline, contact us immediately on 07383 037931 — we operate 24/7 and can often prioritise urgent cases.
No. We never ask for a deposit. You receive a fixed written quote, and payment is only due once the work has been completed to your satisfaction. This is part of our commitment to transparency and trust — we understand you’re already under pressure with your property transaction.
This is a real possibility, particularly with closed-cell foam, which can trap moisture against timbers over many years. Once removed, all timbers are inspected. If we identify rot, movement or structural damage, we will document it clearly in a written report and provide a separate quote to repair or treat any affected timber before the RICS surveyor visits. In most cases, timber issues are minor and easily resolved — and we can handle repairs as part of the same project.
Technically yes, but in practice it’s extremely difficult. You would be limited to cash buyers only — no mortgage buyer’s lender will lend on the property. Cash buyers are aware of this and will typically offer significantly below market value (10–25%) to reflect the risk and cost of removal. In most cases, paying for removal and obtaining the certificate results in a higher net return than accepting a discounted cash offer.
Between 2013–2019, spray foam was installed under the Green Deal and ECO schemes by approved installers. Some homeowners have successfully pursued compensation from their installers or the scheme administrators. This is a separate legal matter — we can help by providing documentation of the foam found and removal costs, which may be useful for a compensation claim. Speak to a specialist housing solicitor for advice on this route.
